Energy Performance Certificates (EPC)

An EPC (Energy Performance Certificate) is a legal requirement on all residential and commercial properties for sale or to rent in England, Wales and Northern Ireland.

Energy performance certificates indicate the energy efficiency of a property, using A to G ratings like those used to rate fridges and washing machines.

The EPC information, in most cases, will be included on the estate agent's sales brochure.

The EPC provides recommendations for improvements that can be made to the property that may help cut fuel bills and carbon emissions.  It is prepared by an Energy Assessor who is a member of a Government approved scheme.

The energy performance certificate is a detailed assessment about the property and it takes into account information such as the construction type, size age , the water, heating and lighting systems and an overall account of the thermal insulation levels.

Energy efficiency is becoming an increasingly important issue to buyers and the more energy efficient a property is, the more attractive it can be to prospective buyers.

The EPC indicates how energy efficient a property is in relation to energy usage and how much carbon dioxide is produced each year.  It will make recommendations of how the thermal performance can be improved and indicate the estimated new rating if the improvements were undertaken.
